Informal: this is often referred to as a “pre-qualification” and results from our doing the math together to preview what you can afford to buy. No loan application is made, no credit checked. You to provide an accurate list of debts and I review income documents such as W2s, paystubs, and tax returns.
No official “Pre-Approval” letter is generated because producing this requires that credit be checked to verify debts and scores.
Formal: All the above but in addition, you complete and submit a Loan Application and your credit is checked.
This results in a formal pre-approval letter to share with Realtors and potential sellers. The Pre-Approval letter can be custom-written to match the specific offer(s) you want to make.
